The Concourse Project

The Concourse Project is a 2,000-plus-capacity Austin venue built for dance music on a scale usually associated with festival grounds. Its 18,000-square-foot former warehouse near the airport’s south terminal can shift between a main-room club setup and wider indoor-outdoor events. A large floor, upstairs mezzanine, two patios, and an adjacent field give the site its defining advantage: one address can accommodate a focused DJ night or the multi-stage Seismic Dance Event.

Built after a hard reset

The venue opened in 2021 after RealMusic Events partners Kelly Gray and Andrew Parsons, joined by creative partner David Brinkley, turned a blank warehouse shell into a purpose-built event space. Their route to Burleson Road ran through Kingdom Nightclub, where RealMusic held a three-year partnership until 2018, when real-estate investor Nate Paul locked out the tenants and ended the arrangement. The interruption sent the promoters back into Austin’s club circuit, then toward a room under their own control. In March 2025, that room hosted a particularly telling night: Eric Prydz played “Call On Me” there for the first time in 20 years, according to Gray’s account to DJ Mag. The booking suited a venue designed around expansive electronic production and long-form dance-floor attention.

A room made for the drop

Today, Concourse presents dance events at its core, alongside concerts, festivals, and special events. House, techno, bass, and related DJ-led bills dominate the programming, with occasional broader live-music bookings. Most shows use the 18,000-plus-square-foot main hall; patios, the field, and alternate layouts come into play for outdoor events and festival formats. The room’s acoustical treatment and deliberately oversized sound system were reported during its opening season, making the main floor the central place for a full-production set.
