About M.O.T

Venue M.O.T is a 250-capacity electronic-music venue in Bermondsey, south London. Its distinguishing feature is architectural as much as musical: a compact former garage spread across two industrial units at Orion Business Centre, with the working-yard character of Surry Canal Road still visible around it. The small scale keeps the booth and dancefloor close together, giving DJ-led nights an immediate, communal feel.

From warehouse party to two-room club

Jan Mohammed began the route to M.O.T in October 2016, when he and friends Jim Janco and Mike Levit took on a derelict south-London warehouse called Excelsior Works for parties. Complaints and an abatement order pushed the project toward the Orion Business Centre. Mohammed bought the lease for the eventual venue in March 2018, and the first night followed in April, with South London techno group Gdance opening the booth; around 150 people attended while the bar remained under construction.

The venue’s early identity grew through crews and selectors, with Electric Sweat arriving the following evening and figures including DJ Assault, Objekt and Peggy Gou appearing soon after. M.O.T Venue Ltd was incorporated on 7 August 2018, recording its business as a licensed club. A second room in a neighbouring unit came after a £50,000 investment shortly before the Covid shutdown. For summer 2026, an outdoor party series is set to raise the site’s available capacity to 500.

Two rooms, close quarters

M.O.T’s booking leans electronic: DJ line-ups, promoter-led club nights, collectives, album launches and occasional live electronic bills share the calendar. Inside, the key practical detail is the two-room arrangement across adjoining industrial units, useful for bills with contrasting sounds or a change of pace during a long night. The main bar has its own homespun flourish in the form of a slushie machine, matching the venue’s deliberately rough-edged, self-directed atmosphere.
