About Holzmarkt 25

Holzmarkt 25 in Berlin is a 12,000-square-metre cooperative riverside quarter whose concert room, Säälchen, has a configuration-led capacity across several levels. Its distinction is context: a show unfolds inside an “urban village” with studios, food businesses, a club and a public Spree bank. The result feels like an evening with room to wander before or after the set, instead of a sealed-off hall experience.

A contested second life

The site’s recent cultural story began with Bar25, a techno venue at Holzmarktstraße 25 that operated from 2004 to 2010. It closed amid the Mediaspree development push, even after the 2008 “Spreeufer für Alle” referendum had rallied support for public access along the river. The pressure around that loss became part of the Holzmarkt project’s rationale.

Holzmarkt 25 started its current chapter in 2012 on a former Berlin sanitation department conversion site. Former riverside users formed cooperatives and pursued a long-term, user-led alternative to conventional redevelopment. Their first effort to secure the land through a hereditary building right failed in 2012; Swiss pension foundation Stiftung Abendrot later bought the property and granted the cooperative a hereditary lease. The completed quarter opened in May 2017, with Säälchen designed as its multifunctional hall for concerts, theatre and congresses.

A hall built to switch roles

Säälchen is programmed as a flexible event space: concerts sit alongside theatre, exhibitions, conferences and private events, so its musical character is broad by design. The current calendar places dance culture beside orchestral work and touring pop, indie and jazz-adjacent bills. Physically, the room extends beyond a single floor, with a ground floor, gallery and upper Salöön space; the gallery is wheelchair accessible, and the building includes a bar and in-house catering supplied by Katerschmaus. Expect a practical, adaptable room whose strongest amenity is the surrounding Holzmarkt campus.
